Factors Affecting the Cost of Your Home Loan

An FHA loan has several expenses on the way to closing day. The appraisal, home inspection, and title fees are just some expenses you can expect to pay on or at closing time.

Prices for home loan services are not standardized across the nation. Your local housing market’s trends will partly influence the cost of your loan, as will your financial data, such as FICO scores and loan repayment history. What can affect how much these services cost?

Location-Specific Pricing?

As mentioned above, the location of your transaction will affect how much it costs. It makes sense to assume title search in California is likely to cost more than one in Idaho. But what’s the reality?

According to Rate.com and ProTitleUSA, title searches can cost between $100 and $250, and believe it or not, depending on the nature of your search, that’s fairly standard between California and Idaho.

But that may be an exception. Consider the cost of a home inspection. In California, that cost is estimated to be between $325 to $450, whereas in Idaho, the costs are roughly $100 more.

House prices aren’t the only things to vary depending on what housing market you want to buy in.

Market Demand

Demand could also affect how much your home loan ultimately costs, starting with the house sale price. A more competitive market means sellers can charge more.

In cases with high demand for mortgage-related services such as real estate agents, appraisers, and other providers, costs are likely to be higher in those areas, especially if there is a shortage of service providers.

Consider the real estate agent fees between California and Idaho. California is a busy, expensive housing market, but there may be more service providers per capita than in Idaho. What makes us think that? The numbers.

Commission Variations
 
In California, a real estate agent’s commission falls between 4.25–5.45% in commission. Compare that with Idaho real estate agents, who may earn 5.50% on average for their work. Idaho’s housing market, according to Redfin, included some 6,600+ homes for sale in January 2024.

Compare that to California, which in January 2024 had (according to the California Association of Realtors) some 256,160 sales in January 2024 alone.
