When you buy a home with an FHA loan, one of the first questions you are likely to ask involves how much the loan will cost you out-of-pocket.

How much DOES buying a new home require in cash? New borrowers don’t have the experience to know each and every single expense that may be coming in the process, but there are some typical costs to plan and save up for including the home inspection and the appraisal.

How Much Does a Home Inspection Cost?

There is no fixed, nationwide price for a home inspection. The home inspection is typically paid for by the borrower, is arranged independently of the rest of the home loan process by the borrower, and the inspector reports directly to the borrower.

Home inspections typically cost somewhere between $300 and $500 depending on the housing market and other variables.

Remember, the home inspection is not mandatory to get your mortgage loan approved, but it WILL be necessary if you want to make a fully informed decision about the house you are buying.

In seller’s markets some borrowers feel they will lose out on the chance to truly compete for a home if they have to delay for an inspection, but buying a home without an inspection is one of the worst things you can do if you don’t have the money to deal with the random problems you are likely to encounter if you buy without an inspection.

How Much Does a Home Appraisal Cost

The answer for this question is approximately the same--appraisals have no fixed price in all areas, and typically you may expect to pay between $300 and $500 for one depending on the housing market and other variables.

The one caveat here is that the appraisal is mandatory for FHA purchase loans in typical cases but the appraisal is NOT the same as an inspection and you should not trust the results of the appraisal in the same way you would a home inspection.

How Much Does a Compliance Inspection Cost?

The compliance inspection is what happens if your home is appraised and the FHA appraiser requires corrections as a condition of loan approval. Once the corrections are made, a compliance inspection may be needed to ensure the corrections meet FHA standards, building code, etc.

There is no national price standard for compliance inspections and the final cost of these may depend on whether the home is new construction, existing construction, etc.

You may need to ask your lender what is typical in such cases as there are too many variables to establish a generic price range except in the most basic sense. You will want to budget for at least the amount of a typical appraisal and set aside a couple hundred extra just in case the service costs more.
