The Tallahassee Lenders' Consortium First-Time Homebuyer Program

The Tallahassee Lenders' Consortium (TLC) provides down payment assistance from the City of Tallahassee and Leon County to first-time homebuyers in order to help them offset the cost of upfront mortgage payments when buying their first home.

Available Assistance
TLC provides down payment assistance in the form of a zero-interest second mortgage. No payments are due on the loan until the purchased house is sold, refinanced, repaid after 30 years, or it is no longer the borrower’s primary residence. Available assistance is shown below:

Eligibility Requirements
In order to be eligible for the down payment assistance, applicants must be first-time homebuyers; anyone who has owned a home in the last three years is not eligible unless they are displaced homemakers or their home has been determined to be substandard. All applicants must fall within the set income limits (shown below) and contribute $500 of your own funds. The property purchased must serve as the borrower’s primary residence. Mobile homes or duplexes are not permitted.
