ONE+ Boston First Time Homebuyer Program

The Massachusetts Housing Partnership offers first-time homebuyers the chance to purchase their home with the One Mortgage Program, which allows them low-interest financing and the comfort knowing their mortgage is financially sustainable.

Available Assistance
The ONE Mortgage Program is designed for low- to moderate-income first-time homebuyers to give them peace of mind. The assistance is in the form of a 30-year, fixed-rate mortgage, with a down payment as low as 3% of the purchase price. The program has the added benefit of no private mortgage insurance.

Eligibility Requirements
In order to qualify for the ONE Mortgage Program, applicants must be first-time homebuyers; anyone who has owned a home in the last three years is not eligible. Applicants must complete an approved pre-purchase homebuyer education course and also fall within the program’s set income limits. Additionally, they must have less than $75,000 in household liquid assets (excluding retirement accounts such as 401K and 403B accounts). All applicants must be able to make a down payment equal to 3% of the purchase price when purchasing a condominium, single-family or two-family property, with at least 1.5% of that coming from their own savings. If purchasing a three-family property, the required down payment is 5% with at least 3% from their own savings. Any property purchased with funds from the ONE Mortgage Program must serve as the borrower’s primary residence.

MassHousing has expanded its Down Payment Assistance Program to help first-time homebuyers in Massachusetts. It offers assistance funds to help cover the upfront costs of buying a home.

The City of Lowell offers income-eligible first-time homebuyers down payment assistance in order to help them achieve their dreams of owning a home.

With the One Mortgage Program, the Massachusetts Housing Partnership gives first-time homebuyers the chance to purchase their home with low-interest financing.

The City of Brockton offers down payment assistance to eligible first-time homebuyers purchasing a single or two-family home in within city limits.
