City of Brockton First Time Homebuyer Program

In partnership with Brockton Redevelopment Authority (BRA) and NeighborWorks Housing Solutions (NHS), the City of Brockton offers down payment assistance to eligible first-time homebuyers purchasing a single or two-family home within city limits. The First Time Homebuyer Program (FTHP) program is funded by HUD's HOME Investment Partnership

Available Assistance
The City of Brockton FTHP offers eligible applicants a maximum of $15,000 financial assistance through a zero-interest deferred loan. This loan amount is repayable in the event of property transfer of ownership or loan refinancing. Applicant approval is based on the amount of assistance needed at the mortgage closing, and funds are subject to availability.

Income eligible first-time homebuyers will be considered for a zero-interest, deferred payment loan equal to 3.5% of the purchase price (up to $12,000). In addition, NHS may provide additional funds up to 25% of the amount provided by the City (up to $3,000).

*Seller-funded down payment programs were eliminated in the Housing and Economic Recovery Act of 2008, but states and local government agencies are still permitted to help borrowers finance their homes with second mortgages and grants. These agencies set different requirements that a borrower needs to meet in order to qualify for the grant programs, such as property location, and purchase price, and income limits.
