Connecticut Housing Finance Authority First-Time Homebuyer Guide

Buying your first new home can be overwhelming, with all the information you need to know and all the steps you need to take. To help navigate the waters better, the Connecticut Housing Finance Authority has put together the CHFA First-Time Homebuyer Guide. This guide takes potential homeowners through the steps of buying their first home.  

Available Assistance 

CHFA offers low- to moderate-income families in Connecticut a 30-year, fixed-rate mortgage with below-market interest rates. To help borrowers understand how the process works, they compiled an 8-step first-time homebuyer guide as well.  

This comprehensive guide goes over Homebuyer Education, Getting Pre-Approved for a Mortgage, Finding a Real Estate Agent and Attorney, Finding the Right Home, Making an Offer, Applying for a Mortgage, Home Inspections and Appraisals, and the Closing. With all this information in hand, first-time homebuyers can make informed decisions that best suit their needs and hopefully have a less stressful mortgage experience.  

*Seller-funded down payment programs were eliminated in the Housing and Economic Recovery Act of 2008, but States and Local government agencies are still permitted to help borrowers finance their homes with second mortgages and grants. These agencies set different requirements that a borrower needs to meet in order to qualify for the grant programs, such as property location, and purchase price and income limits.

First-Time Home Buyer Programs in Connecticut

The SmartMove Connecticut program helps first-time homebuyers bridge the gap between affording a house payment and the larger, upfront costs of down payments and closing costs.

The City of New Haven offers a Down Payment and Closing Costs Assistance Program to help first-time homebuyers afford their dream home.

The Connecticut Housing Finance Authority has put together the CHFA First-Time Homebuyer Guide to help first-time homebuyers understand the mortgage process and make better decisions.

Fairfield First Time Homebuyer Assistance Program is funded by HUD to help potential homeowners afford the down payment and closing costs on a new home.
