Financial Assistance for Homebuyers in Kansas

Sedgwick and Shawnee Counties have co-sponsored the Kansas Housing Assistance Program, in order to help first-time homebuyers afford the upfront costs associated with a mortgage transaction.

Available Assistance
The Kansas Housing Assistance Program offers first-time homebuyers up to 4 percent cash assistance for down payments and closing costs, throughout the state. The program also offers a 30-year fixed rate high loan-to-value mortgages for FHA (loan-to-value 96.5 percent), VA (loan-to-value 100 percent), Rural Development (loan-to-value 100%), and Conventional (loan-to-value 97 percent).

Eligibility Requirements
In order to qualify for the Kansas Housing Assistance Program borrowers must have a credit score of at least 660; those with credit scores between 640 and 659 have the option of selecting 3 percent borrower assistance, as well. Applicants must be first-time homebuyers unless the property is in a Federally Designated Targeted Area*. Borrowers must also have an annual household income that falls under the program's set income limits (shown below).

1-2 Person Household Maximum Income:
  • Kansas City MSA - $72,800
    (Leavenworth, Wyandotte, Johnson, Linn & Miami)
  • Lawrence MSA - $74,700
    (Douglas)
  • All Other Areas - $66,700
3+ Person Household Maximum Income:
  • Kansas City MSA - $83,720
    (Leavenworth, Wyandotte, Johnson, Linn & Miami)
  • Lawrence MSA - $85,905
    (Douglas)
  • All Other Areas - $76,705
Property Guidelines
Property types eligible under the Kansas Housing Assistance Program include single-family detached homes, duplex (provided one unit owner occupied), condominiums, and townhomes. All homes must fall under the maximum purchase price limits (shown below), determined by location.

Maximum Purchase Price on New and Existing Homes (non-target area):
  • Kansas City MSA - $265,609
    (Leavenworth, Wyandotte, Johnson, Linn & Miami)
  • All Other Areas - $258,690
*More than 90 percent of the State falls in a non-target area.

Down Payment Grants in Kansas

The Capitol Federal Closing Costs Assistance Program is available for applicants buying a home located in a Low Income Census Tract. The program provides homebuyers with a grant of up to $1,500, which can be used to cover the closing costs associated with a home purchase.

The Federal Home Loan Bank Down Payment Assistance Program provides income eligible applicants up to $8,000 in assistance funds. It's offered in Kansas by The Community Housing of Wyandotte County to help cover the initial costs of first-time homebuyers.

The Kansas Housing Resources Corporation (KHRC) offers potential homebuyers assistance via the First Time Homebuyer Program. By providing eligible applicants with down payment assistance, the program is able reduce the out-of-pocket expenses associated with the mortgage process.
