HOME Plus Program

Financial Assistance for Homebuyers in Arizona

The Arizona Housing Finance Authority (AzHFA) recognizes that many first-time homebuyers need help paying the initial, upfront costs that come with a mortgage transaction. That’s why AzHFA established the HOME Plus Program, which is designed to help eligible applicants with down payment and closing cost assistance to purchase their home.

Available Assistance:
AzHFA’s HOME Plus Program offers creditworthy applicants a 30-year, fixed-rate mortgage, as well as assistance funds that can be applied toward the down payment or closing costs. This assistance comes in the form of a 3-year, zero-interest, deferred second mortgage, forgiven monthly at a rate of 1/36 over the term of the lien. The loan amount varies up to 5 percent, based on the primary mortgage type (Fannie Mae, Freddie Mac, FHA, USD-RD, and VA).
Qualified U.S. military personnel, Veterans, active duty military, active reservists and active members of the National Guard are eligible for an additional 1 percent of down payment assistance. Subject to change at any time, this allocation is limited and available on a first come, first serve basis.

Eligibility Requirements:
To be considered eligible for the Home Plus program, all applicants must meet certain requirements. Their annual household income must not exceed the program’s limit of $92,984*. They are also responsible for completing a homebuyer education course before closing. This requirement can be met by taking a pre-purchase online course developed by mortgage insurance companies, or through another HUD-approved homebuyer education provider.  

Property Requirements:
The property being purchased must serve as the applicant’s primary residence, and be located in the State of Arizona. The home cannot exceed the program’s maximum purchase price of $371,936*.

The HOME+PLUS Home Buyer Down Payment Assistance Program offers creditworthy renters who cannot afford the down payment and or closing costs the funds to move forward.

Family Housing Resources of Arizona offers the HOME Down Payment Assistance Program for low to moderate income borrowers. The program assists homebuyers with 3.5% of the purchase price on a property in Pima County of Tucson, but only up to the sum of $3,700.

The Arizona Housing Finance Authority's HOME Plus program offers creditworthy homebuyers a 30-year, fixed-rate mortgage, as well as assistance funds that can be applied towards the down payment on the home, or its closing costs.

Maricopa County offers eligible applicants the Home in Five Advantage program. This program helps low- and moderate-income individuals and families buy a home with down payment and closing cost assistance.

The Pathway to Purchase Down Payment Assistance program offers a 30-year fixed-rate mortgage, with a second-mortgage as down payment assistance , which is a five-year lien against the property at 0% interest. The program is strictly limited to 17 Arizona municipalities.

The Pima Tucson Homebuyer’s Solution Program offers down payment assistance to homebuyers. This can go a long a way toward helping to cover out-of-pocket expenses associated with a mortgage transaction that many first-time homebuyers could not afford otherwise.
