Financial Assistance for Homebuyers in Utah

West Valley City recognizes that many potential homebuyers who can afford monthly payments on a mortgage, but don’t have enough money saved for out-of-pocket costs, such as the down payments. To help overcome this hurdle, they offer assistance via the Down Payment Assistance Grant.

Available Assistance
West Valley City’s Down Payment Assistance Grant provides eligible homebuyers with $5,000 in the form of a grant. These funds help low- to moderate-income families achieve their dreams of homeownership within the city limits. This assistance is awarded on a first-come, first-served basis while funds are available.

Eligibility Requirements
All applicants must meet certain requirements to be considered eligible for West Valley City’s Down Payment Assistance Grant. The applicant is required to provide a minimum $2,000 cash out-of-pocket for the purchase. The funds must be documented by the owner and cannot be gifted, provided by the seller, realtor, etc.

Housing debt (Front End) cannot exceed 31% of the household monthly gross income. Housing debt or “PITI”, includes taxes, insurance, principle payment and HOA fees of the new home loan. Total debt (Back End) cannot exceed 43% of the household monthly gross income. This includes existing monthly debt payments and monthly payment of the new home loan.

Property Guidelines
Only owner-occupied units located within West Valley City limits are eligible for consideration. Existing single-family homes, condos and town-homes that have had at least one prior owner/occupant are eligible. New construction homes are not permitted.

Income Limits
No approved applicant will have an income of more than 80% the area median income. Household income is defined as all income received by household members (18 years or older) who will be living in the home, even if they are not on the mortgage.

Down Payment Grants in Utah

Community Development Corporation of Utah programs provide income-eligible, first-time homebuyers with funds to for down payment requirements and/or closing costs associated with a first mortgage, in order to help these individuals purchase homes.

Utah Housing Corporation (UHC) offers borrowers the option of getting a second mortgage in order to finance some or all of their down payment and closing costs. This Down Payment Assistance is to be used in conjunction with an FHA, VA, or Fannie Mae home loan from a UHC participating lender.
