Home Stretch Down Payment Assistance Program

Financial Assistance for Homebuyers in Maryland

The Home Stretch program brings residents of Tacoma Park one step closer to purchasing their first home, by offsetting the cost of their down payments.

Available Assistance 
The City of Takoma Park’s Down Payment Assistance Program, called The Home Stretch, provides up to $10,000 in financial assistance (on first-come, first-served basis) to eligible individuals and families trying to buy their first home. This assistance is provided in the form of a zero-interest, deferred loan that is forgiven at 20% per year after the first year of purchase.

Eligibility Requirements 
To be eligible for the Home Stretch program, all applicants must be first-time homebuyers. The City of Tacoma Park defines a first-time homebuyer as sommeone who has not owned property in the last fiveyears. Applicants fall within the program's set income limits, based on an adjusted percentage of the Area Median Income (AMI) for Montgomery County, as published by HUD. They are also required to successfully complete a homebuyer education course approved by the City of Takoma Park prior to receiving assistance. 

Property Guidelines
Any home purchased with funds from the Home Stretch program must serve as the borrower's primary residence and must be located in the City of Takoma Park. Borrowers can purchase  single-family attached or detached homes, or condominiums, as long as the property successfully passes a certified home inspection.

2 -person household: $82,560 
3 -person household: $92,880 
4 -person household: $103,200 
5 -person household: $111,456 
6 -person household: $119,712 
7 -person household: $127,968 
8 -person household: $136,224 

*Seller-funded down payment programs were eliminated in the Housing and Economic Recovery Act of 2008, but states and local government agencies are still permitted to help borrowers finance their homes with second mortgages and grants. These agencies set different requirements that a borrower needs to meet in order to qualify for the grant programs, such as property location, and purchase price, and income limits.

Arundel Community Development Services, Inc. offers eligible applicants assistance in the form of funds to pay for their down payment costs with the ACDS Mortgage Assistance.

The Gaithersburg Homebuyer Assistance Loan Program provides closing cost and down payment assistance to eligible first-time homebuyers who purchase within the City of Gaithersburg corporate limits.

Any homebuyer with a home loan from the Maryland Mortgage Program (MMP) can apply for their Down Payment Assistance program to help make a down payment on the property, pay for closing costs, or satisfy prepaid/escrow expenses.
