Available Assistance
The WE DeKalb program provides down payment assistance to qualified applicants interested in purchasing or refinancing a home in DeKalb County, Georgia. Based on the type of loan selected, this assistance comes in the form of a grant of 1% to 3%. The grant is not exclusive to homebuyers who work in DeKalb County – any qualified borrower interested in buying a home in DeKalb County can take advantage of this non-repayable grant.
Eligibility Requirements
In order to be eligible for the WE DeKalb Program, all applicants must meet certain income requirements. The maximum income limit for FHA and VA loans is $111,580 for households of all sizes and the maximum qualifying income for conventional Freddie Mac HFA Advantage loans is $63,360. Applicants must also have credit scores that fall within the program’s set limits:
FHA and Freddie Mac loans with a minimum 680 FICO will have a maximum DTI ratio of 50%.
FHA, VA and Freddie Mac loans with a minimum 640 FICO will have a maximum DTI ratio of 45%.

*Seller-funded down payment programs were eliminated in the Housing and Economic Recovery Act of 2008, but States and Local government agencies are still permitted to help borrowers finance their homes with second mortgages and grants. These agencies set different requirements that a borrower needs to meet in order to qualify for the grant programs, such as property location, and purchase price and income limits.

Down payment assistance funds are provided as a 5-year deferred payment loan with zero interest. As long as the homeowner remains the primary resident through the maturity date of the security deed, the lien is canceled and no payments are required.
