City of Cambridge Down Payment Assistance

Financial Assistance for Homebuyers in Massachusetts

The City of Cambridge offers down payment and closing cost assistance to income-eligible first-time homebuyers purchasing a home in Cambridge. Buyers may be eligible for assistance of up to 6% of the purchase price. 

Available Assistance 

This assistance comes in the form of a forgivable loan. 20% of the loan is forgiven each year over a five-year period provided the buyer uses the home as their only residence. 

Eligibility Requirements 

To be eligible for the Down Payment Assistance Program, all applicants must be first-time homebuyers and complete a first-time homebuyer workshop. They must demonstrate a need for assistance and utilize all other available resource. Each applicant must purchase single-family home, condominium, or a two- or three-family home in the City of Cambridge that serves as their primary residence.  


Income Limits 
1-person household: $70,750 
2-person household: $80,850 
3-person household: $90,950 
4-person household: $101,050 
5-person household: $109,150 

 

*Seller-funded down payment programs were eliminated in the Housing and Economic Recovery Act of 2008, but states and local government agencies are still permitted to help borrowers finance their homes with second mortgages and grants. These agencies set different requirements that a borrower needs to meet in order to qualify for the grant programs, such as property location, and purchase price, and income limits.
