Upper Darby Township First Time Homebuyer Program

As part of Upper Darby Township's goal to sustain neighborhoods, Upper Darby Township offers a First Time Homebuyer Program, funded by Community Development Block Grant Funds. 

Available Assistance 
This Program offers a maximum of $6,000.00 for closing payment assistance to qualified buyers. Financial assistance for this program is federally funded. The Federal government sets certain requirements for this program. Township assistance is based on the amount/gap between the maximum amount a mortgagee will lend and the total purchase price. Total purchase price includes the price of the house, the addition of the closing costs, and is reduced by the mandatory 3% down payment of the buyer. The total price of the home cannot exceed $150,000.  

Eligibility Requirements 
Under the program’s guidelines, all applicants must be first-time homebuyers who have not owned a home within the previous three years. Additionally, they must use the purchased home as their primary residence. Single family, vacant, or owner-occupied existing or new construction properties located within Upper Darby Township are eligible. Rental properties are eligible only if they are vacant at the time of the agreement of sale or if the buyer is the current tenant.

2-person household: $60,500 
3-person household: $68,050 
4-person household: $75,600 
5-person household: $81,650 
6-person household: $87,700 
7-person household: $93,750 
8-person household: $99,800 

 
*Seller-funded down payment programs were eliminated in the Housing and Economic Recovery Act of 2008, but states and local government agencies are still permitted to help borrowers finance their homes with second mortgages and grants. These agencies set different requirements that a borrower needs to meet in order to qualify for the grant programs, such as property location, and purchase price, and income limits.

Funded by Community Development Block Grant Funds, Upper Darby Township offers a First Time Homebuyer Program to help potential borrowers purchase their first home.

The Redevelopment Authority of the County of Washington has introduced the Homebuyer Assistance Program to help potential, first-time homebuyers by providing financial assistance for the purchase and rehabilitation of eligible housing units.

ACTION-Housing is a HUD-approved counseling agency that understands the gravity of buying a home, and the added stress when buying a first home.

The Montgomery County First Time Homebuyers Program helps low-, moderate-, and median-income families buy their first home in Montgomery County.
