FHA Streamline Refinances Are for Existing FHA Mortgages

Streamline refinance loans are only intended for FHA-to-FHA refi transactions. You cannot use an FHA Streamline to refinance a VA mortgage, USDA home loan, or conventional mortgage.

FHA Streamline Refi Loan Rules Do Not Include Additional Lender Requirements

Streamline refi loan rules in HUD 4000.1 do not include any of the lender’s overlays or added requirements. The purpose of your Streamline Refinance loan is to get the benefit of the lower payment, the fixed rate, or other tangible benefit to the borrower. But cash back to the borrower except in the form of a refund is not permitted with an FHA Streamline Refinance.
